Loans over 5 years "conquer" the portfolio/ Gain ground in the second quarter. Vlora leads with the largest weight

Loans with a maturity of over 5 years are accounting for the largest share of the loan portfolio in Albania. At the end of the second quarter of 2026, they accounted for about 65.7% of the total, while short-term loans decreased compared to a year earlier.
According to the Bank of Albania, the total loan stock reached 976.5 billion lek, up from 878.8 billion lek in the second quarter of 2025, with an annual growth of 11.1%.
The strongest growth was recorded in long-term loans, over 5 years. Their stock increased from around 552.3 billion to 641.7 billion lekë, or by 16.2% within a year. This means that approximately two out of every three lekë of the loan stock now belongs to this category.
The situation is different for short-term loans, up to one year. Their stock fell by 3.7%, from around 198.9 billion to 191.4 billion lek. Meanwhile, medium-term loans, over 1 year to 5 years, increased by 12.4%, reaching around 143.3 billion lek.
Even by district, long-term loans hold the main weight. Vlora has the highest ratio, with about 70.5% of the stock of loans for this district with a term of over 5 years, followed by Lezha with about 68% and Tirana with 66.8%. In Durrës the weight is lower, but even there long-term loans constitute more than half of the total for this district.
Tirana holds the majority of the market. The stock of loans over 5 years in the capital reached 493.2 billion lek, up from 422.1 billion lek a year earlier. Tirana alone represents about 77% of the national stock of long-term loans.
Data by entity show that long-term loans are concentrated mainly on individuals and non-profit institutions serving individuals, as well as private non-financial corporations.
Data shows that loans over 5 years are taking on an increasingly greater weight in the banking portfolio, while loans up to one year are losing ground.
