Germans are facing an 82% increase in heating costs, starting in 2021. The severance of ties with Russia after the invasion of Ukraine has played an important role.

The German Association of Property Managers predicts that in 2025, heating a 70 square meter apartment with gas will cost around 1,180 euros per year, a 15% increase compared to last year.

According to the company Techem, which analyzed data from 100,000 residential buildings, heating costs have reached their highest levels in the last four years, with an increase of 82% since 2021.

In Germany, heating is usually included in the rent, through a monthly advance payment, which is reviewed at the end of the year. This system has brought unpleasant surprises for many tenants, who are faced with ever-increasing heating bills.

According to Eurostat, 13% of German households now spend more than 40% of their income on housing, five percentage points above the European average, ranking second, after Denmark.

The energy crisis and the subsequent increase in heating prices are largely related to Germany's forced switch to new energy suppliers. Before the war in Ukraine, in 2020, Russia provided 55% of German gas imports, mainly through pipelines that guaranteed a stable and affordable supply.

Today, Norway has become Berlin's main supplier, accounting for 48% of gas imports in 2024, followed by the Netherlands (25%) and Belgium (18%).

This transition has proven more costly, not only because of the new supply routes, but also because the product arrives in the form of liquefied natural gas (LNG), a more expensive alternative compared to pipeline transportation.
