Properties in Albania, a "magnet" for foreigners - How has the performance of purchases by non-residents been over the years? BoA: Year 2020, a historic record
Foreigners are not stopping buying property in Albania. Despite the fact that the first half of the year witnessed a slight decrease in apartments sold to foreigners, with only 15% of them, interest and demand for buying property in our country remains high.
In January-June, of the apartments sold to non-residents, about 71% were to citizens of EU countries, down from 77% reported in the previous six months.
But how has foreign demand for property in Albania changed over the last 6 years?
Last year marked a boom in demand for property from foreign citizens. According to data from the Bank of Albania's Financial Stability Report, around 27% of properties sold in the first half of 2024 were purchased by non-resident citizens.
However, nothing broke the record of 2020. Nearly 36% was the weight of properties purchased by foreigners compared to the total properties sold in Albania.
In 2025, demand from foreigners has dropped almost to 2023 levels, where only 14% of apartments sold were reported to have been purchased by non-resident citizens.
There are several reasons why foreigners are increasingly buying property in Albania, starting from prices, the tourism boom, the lack of legal restrictions at the time of investment, improved infrastructure, or even the fact that with entry into the EU, the value of property in the country will further increase.
On the other hand, according to a special survey by the Bank of Albania, the overall demand for purchases in the real estate market by Albanians has been stable during the period.
