Housing in the face of prices - Demirxhiu: Reduce quotas, increase values

The new housing reform aims to bring 7,000 apartments to the market through soft loans, extending support to young couples, professionals and young families. But as the government unveils the new package, the real estate market is raising questions about the real value of this support.

"Now, any initiative that actually has to do with housing, that has to do with assistance, especially for young couples, is normally a welcome initiative. The problem is that it depends on how it will be implemented. If we are talking about values of 50-60 thousand euros or 70 thousand euros, I think it will be a failed initiative. Because with this value they will not be able to get anything. If we are then talking about apartments that the state has taken, has taken them itself and will give them to you, that is another thing. But with 60 thousand euros, with 70 thousand euros it is impossible for a couple to buy a real estate. It is better to reduce the quotas of beneficiaries and increase the values, so that they really have the opportunity to get something. Don't make propaganda that we will house 7 thousand young couples and give 7 thousand keys to apartments, but it could be 3,500 and they would be really tangible. So, halve the number of quotas and make them truly tangible.”

But could this policy also affect the real estate market itself?

"I don't think it will have any impact. Of course there will be an increased demand in the market. There will be an increased demand in the market, but I don't think this increased demand will be so great that it will affect the increase in prices or anything else related to the price. I don't think it will have an impact on prices. We just hope it is done properly to really help the citizens."

While the government aims to expand access to housing, it remains to be seen whether the financial limits set by the scheme will match real market prices.
