Taxes, sms to citizens with AirBnB properties - Declare income and correct

The tax administration has identified individuals who rent out short-term apartments and generate income through the AirBnB platform.

In an official notice sent to individuals who are found to have benefited from these activities, the General Directorate of Taxes calls on citizens to declare their profits in accordance with the legislation in force.

According to the announcement, the data was obtained through cooperation with the AirBnB platform, enabling the identification of persons who have generated income from short-term rentals. The administration appreciates those who have made accurate declarations either through the Annual Personal Income Declaration as an individual, or through the Annual Business Income Declaration as an entity, while appealing to those who have not made the declaration, to fulfill their obligations as soon as possible.

Taxes also emphasize that individuals have the opportunity to correct incorrect declarations without additional penalties, if they act on time.

The Tax Administration announces that it is currently in the phase of analyzing the declared data and warns that for all cases found with non-declaration or inaccuracies in the declaration, the relevant reassessments will be carried out and the penalties provided for by the legislation in force will be applied.

This development comes within the framework of efforts to increase the formalization of the economy and ensure fairer competition in the tourist accommodation market.

The latest data from the Tax Administration, referring to 2024, shows that over 8,472 individuals and entities have sold accommodations through the Airbnb platform in Albania. The total value of reservations reached 3.8 billion lek, or about 40 million euros, while the platform's commissions amounted to 167.5 million lek.

Short-term rentals have now become a real business for many individuals who rent various structures long-term and then rent them out daily, while providing an extra income for another segment of citizens who own an apartment in which they do not live and work it through the Booking and AirBNB platforms.

The tax that citizens must pay is 15% on accumulated income.
