Property revaluation saves Albanians 120 million euros - Budget collected 53 million euros by July, deadline until December 31

Albanian citizens have saved around 120.5 million euros from the reduction of real estate tax rates as a result of the implementation of the revaluation process.
According to data from the General Directorate of Taxation, since the law came into force in April, individuals and businesses have benefited from the process of revaluation of real estate by 5%, avoiding paying approximately 120.5 million euros to the budget, reducing fiscal costs and benefiting from the legal facilities in force.
On the other hand, the revenues generated from the revaluation process reach 5 billion lek or 53 million euros, which proves the high interest of citizens in this process, while also contributing to the increase in budget revenues.
Taking into account the fact that in the last revaluation process, in 2022, the collected revenues were 5.6 billion lek, the government anticipates that the revenues from this item, at the end of the revaluation process, will be even higher.
While in June 2026 alone, about 10 million euros were collected.
The law gives citizens the right to revalue their real estate with a tax rate of 5%.
The deadline for conducting the revaluation ends on December 31, 2026, but requests for revaluation submitted to the State Cadastre Agency for which tax payments have been made, but administrative procedures have not been completed by the ASA by December 31, 2026, are considered subject to revaluation under this law and administrative procedures are completed by March 31, 2027.
The law also gives legal entities, which have real estate assets registered in their financial statements with a value lower than the market value, the right to revalue these assets at the market value by December 31, 2026.
The revaluation can be carried out by a licensed real estate valuation expert from the relevant institutions or from the local directorates of the State Cadastre Agency.
