Properties are being sold 41.7% more expensive than in 2024/ BoS: An apartment

In the first half of this year, properties were sold 41.7% more expensive than in the first half of last year. According to the Financial Stability Report of the Bank of Albania, the Fischer Index of housing prices at the national level increased by 14.6% in six-month terms, and by 41.7% compared to a year earlier.

The increase in prices in the Tirana area has been very strong.

In most cases, the purchase price of the property has been the same or up to 5% lower than the asking price by the seller and this has not changed from last year.

But how long did it take for the property to sell?

A property is more difficult to sell in Tirana than in coastal areas. The average time to sell a home nationwide increased to 11.6 months, from 9.3 months in the previous survey. In the case of Tirana, the average time to sell increased significantly to 11.1, from 7.1 months.

On the other hand, the average time to sale in coastal areas fell to 8.7, from 10 months, while for other areas, the duration of sale was slightly higher than in the previous half-year, increasing to 12.8, from 11.6 months.

Rental prices are also increasing, according to reports from agents operating in the capital area. According to them, the overall demand for rentals is reported to be higher than the demand during the previous six months.

Financing through bank loans continued to figure in a good portion of property sales. According to agents, as in the previous period, 58% of residential and commercial properties sold by them were purchased with bank loans. Of these, in 62% of cases, the loan covered up to 60% of the value.

Fewer homes were purchased by foreign nationals during the first half of 2025. Thus, about 15% of homes sold were reported to have been purchased by non-residents, compared to 18% in the previous half.
