In the capital or on the coast? - Study shows the safest areas for rental income

Investing in real estate is not always about the highest return. For many buyers, especially those buying their first apartment to rent out, what matters most is a stable income throughout the year, with fewer empty periods and less risk.

In Albania, although apartments in coastal areas can bring higher profits during the tourist season, it is estimated that some neighborhoods of Tirana offer greater security for regular rental income.

According to a study by Investropa, the most favorable areas for investors seeking long-term stability are Don Bosko, Rruga e Elbasani, Komuna e Parisit, Kodra e Diellit and Astiri. These neighborhoods do not necessarily rank among those with the highest return on investment, but they stand out for their consistent demand from tenants throughout the year.

The study shows that the net rate of return for a two-bedroom apartment reaches around 4.5% in Astir, 3.6% in Don Bosko and 3.3% in Rrugë e Elbasani. Although these percentages are lower compared to areas like Durrës Beach or Golemi, the income is mainly based on long-term tenants and not on the summer season.

Elbasan Street and Paris Municipality are among the areas that attract families, professionals, embassy employees, students, and higher-income tenants. This makes it easier to find and retain tenants, reducing the risk of the apartment remaining empty.

Meanwhile, Don Bosko and Astiri are preferred by middle-income renters seeking newer buildings, good accessibility, and more affordable rents than in central Tirana. For new investors, these areas are considered easier to manage than apartments that depend mainly on the seasonal influx of tourists.

According to the analysis, the main trade-off is the lower potential for high profits in the short term. However, a well-positioned apartment in Tirana can offer more stable income, fewer vacancy periods and lower management costs, making it a safer choice for investors seeking long-term stability.
