Forbes: Bregdeti verior i Shqipwrisë, zonë me potencial të lartë për pasuritë e paluajtshme

Me arkitekturë guximtare, mikpritje të nivelit botëror dhe infrastrukturë të re që po përshpejton zhvillimin e zonës, bregdeti verior i Shqipërisë, i pasur me plazhe, mund të shndërrohet në frontierën e fundit super-prime të pasurive të paluajtshme në Adriatik.
Në pikën më të ngushtë të Ngushticës së Korfuzit, distanca mes Shqipërisë dhe njërit prej ishujve më të frekuentuar turistikë të Greqisë është pak më shumë se një milje. Mjaftueshëm afër që, në një mbrëmje të qetë vere, të dëgjohen lehje qensh, zhurma motorësh dhe zëra të paqartë bisedash. Megjithatë, për shumëkënd, Shqipëria mbetet ende një mister.
Është një vend që pavarësisht se rrethohet nga destinacione mesdhetare pushimesh me histori të gjatë dhe nga disa më të reja në Ballkan, përfshirë Malin e Zi ende po përpiqet të afirmojë veten në këtë shekull, pasi për gjysmën e dytë të shekullit të kaluar ka qenë i izoluar nën një diktaturë komuniste.
Megjithatë, disa pjesë të vijës bregdetare shqiptare, e cila shtrihet rreth 300 milje, tashmë janë zbuluar dhe po zhvillohen me shpejtësi. Dhe kjo nuk është për t’u habitur, kur gjiret e qeta me zhavorr të Rivierës Shqiptare në jug të vendit ndajnë të njëjtin det me një blu po aq mbresëlënëse sa ajo e Korfuzit.
Sapo Shqipëria nisi të hapte kufijtë për të huajt në vitin 1991, pas vdekjes së diktatorit Enver Hoxha në vitin 1985 dhe dobësimit të regjimit, qytetet bregdetare të jugut Saranda, Dhërmiu, Ksamil, filluan të tërheqin udhëtarë që kërkonin destinacione jashtë rrugëve të zakonshme.
Bregdeti i veriut të Shqipërisë, megjithatë, mbetet ende pak i njohur për shumicën jashtë rajonit. Deri në fillim të viteve ’90, as vetë shqiptarët nuk lejoheshin t’i afroheshin detit në këtë zonë. Sot, qyteti bregdetar i Shëngjinit i njohur për perëndimet e tij të diellit është një destinacion i preferuar për banorët e Tiranës, vetëm pak më shumë se një orë larg me makinë, si dhe për familjet që vijnë për ditë nga Kosova fqinje.
Por ndjesia e eksplorimit të së panjohurës mbetet ende e fortë, ndërsa udhëton pak më në veri përgjatë rrugës Rruga Riviera drejt Ranës së Hedhun një dunë gjigante që ngrihet deri në pyje me pisha, duke i dhënë emrin që do të thotë “rërë e hedhur”.
Pikërisht në këtë zonë, në një vend me izolim të paprekur dhe qetësi absolute, po merr formë projekti i parë luksoz i rajonit - Dukagjini Resort - i shtrirë në një sipërfaqe prej 27 hektarësh, që zbret nga kodrat shkëmbore drejt një plazhi me rërë të artë.
This is the first project in Albania by Kosovar developers Dukagjini Group. Its architect is Chris Precht, from the experimental Austrian studio Studio Precht, which focuses on ecological architecture. He has already become known in Albania for his experimental designs that use natural materials with minimal environmental impact, including the Eden Park installation in the office of Prime Minister Edi Rama. Precht is also the visionary behind The Northern project, near Shëngjin, in collaboration with W10 Architects, where apartments dramatically emerge from a rocky face along a steep mountain road.
“Millionaires are already flocking to the south of Albania, but this is the first high-end project in the north.” While The Northern is still in the planning stages—though its 43 units are selling fast, mostly to Kosovars and Albanians—Dukagjini Resort is already rising from the cliffs. At the top are the 189-unit Dukagjini Residences, spread across 11 low-rise, stone-clad buildings, with sweeping arches that look like eyes waking up to serene views where the sea meets the sky. At night, these illuminated spaces sparkle like jewel boxes amid the dark, uninhabited hills.
Separately, another 187 residences, spread across 20 blocks, form Veranda Village, along the road that descends to the beach, where a five-star wood-clad hotel will be built directly on the sand.
“This is more than a development - it is a design landmark that will redefine this segment of the Albanian coast. The architecture follows the terrain, it is not imposed on it,” says Brandan Mativi, founder of Capital Point | Forbes Global Properties. “Calm, spacious, timeless,” he adds, as he looks out over the sparkling Adriatic, with the next stop somewhere near the heel of the Italian boot.
The entire development has a “wow” effect, thanks to its pioneering architecture and ambition in a new location. The interiors are minimalist and modern. Facilities include underground parking, a concierge, shops and restaurants. Meanwhile, the beachfront hotel – part of the Swissôtel brand – will have a “zen and nature vibe”, according to Mativ, while the casino, spa and small marina will ensure year-round attendance by Tirana’s wealthy elite seeking an escape from the city.
“This is just the beginning for the area. Millionaires are already heading to the south of Albania, but this is the first high-end project in the north. Within eight months of the start of construction, 60% of the project has been sold, although completion is still two years away,” says Mativi.
A spectacular element are the residences' swimming pools, carved from natural rock and designed to cantilever over the hillside. Of the 12 penthouses in this part of the project, Mativi has secured the three best - the first two facing the sea, where from the jacuzzi on the terrace it's just you and the endless ocean, as well as the largest and highest at the back - to attract international buyers.
According to him, Albania's low and mid-market of around €2 million attracts mainly Eastern Europeans, especially from Poland and the Czech Republic. While the higher segment of properties above €1 million is more likely to attract buyers from the UK and the US.
“These penthouses are currently priced at 1.6 million euros, at the start of construction, but by the time they are completed in 2028, prices will have doubled,” he predicts.
Although today this location is still off the beaten path, that will change within the next two years, with the construction of a new bypass that will bring Tirana just 45 minutes from Shëngjin. Another highway expansion will create a quick connection to Montenegro - an emerging hotspot for cryptocurrency millionaires with yachts.
While the Albanian capital is drawing attention with its innovative towers, it is precisely the modern architecture emerging from the pine-clad hills and cliffs in an area that was off-limits just 35 years ago that is putting an entirely new destination on the luxury housing map.
