Major events taking place throughout the year in Tirana are increasingly impacting the short-term accommodation market on Airbnb. During periods when important events take place, demand for rental apartments increases significantly, increasing bookings and nightly prices.
Among the events that generate the most demand are the New Year celebrations in Skanderbeg Square, the Tirana Marathon in October, as well as the Tirana International Film Festival and various summer activities or concerts that take place in the capital. During these events, Airbnb bookings can increase by 30% to 50% above normal levels, while nightly rates typically increase by 20% to 40%.
According to Investropa’s 2026 market data, hosts who more actively manage their listings and adjust prices ahead of events are benefiting the most from this surge in demand. In these circumstances, it is recommended that prices and minimum stay requirements be adjusted at least 3 to 4 weeks before major events to capture the wave of bookings.
According to the study, the areas most saturated with Airbnb listings in Tirana remain the central and most frequented neighborhoods such as Blloku, the Skanderbeg Square area, the New Bazaar, the Myslym Shyri corridor and the Paris Municipality, where competition to attract tourists seeking accommodation within walking distance of the center is increasingly strong.
Lower performance is often associated with less attractive property photos, slower response times to visitor requests, less competitive pricing, or locations slightly further away from central areas favored by tourists.
In most cases, it takes about 4 to 8 months of consistent activity and positive reviews to build the necessary credibility in the platform's algorithm and achieve higher booking levels.
