Housing prices increased by 25% - In the Skopje Center municipality, 1 square meter reached 3 thousand euros

In the fourth quarter of last year, housing prices in North Macedonia rose by 25% on an annual basis, according to data published by the Central Bank. This institution publishes the real estate price index based on data related to apartments advertised for sale in the territory of Skopje.
Meanwhile, the Builders' Association under the Economic Chamber of North Macedonia expects housing prices to stabilize this year.
"We expect greater supply and hope that 2026 will be a year to remember where supply will equal demand. Our expectations are that no less will be built than in 2025 in the regions where there was great activity," the association emphasizes.
The latest data from the State Statistics Office published for October last year show that out of 446 building permits, 289 (64.8 percent) were granted for high-rise buildings, while the construction of 1,177 apartments is foreseen.
Data from the Real Estate Cadastre Agency's Price and Rent Register for the third quarter of 2025 show that the highest price achieved for an apartment per square meter is 189,231 denars, or 280,000 euros for a total area of 91 square meters located in the territory of the Qendër municipality. 3,000 euros were paid per square meter.
