Greece restricts areas for short-term rentals - Some cities will ban new

The short-term rental market in Greece is entering a new era, as a new law that establishes strict conditions and rules within the sector comes into force on October 1. In parallel, controls will be launched to implement this law throughout the territory.

By the end of the year, it is expected to be decided in which areas, apart from the three districts of Athens, the short-term rental of new properties will be banned. Incentive measures are also expected to bring properties back into the long-term rental market.

“Quality tourism means rules, prudence, balance and respect for the law,” announced sources from the Ministry of Tourism, during the presentation of the new legal framework. The aim is both to improve the tourism product and to alleviate the housing problem.

In this regard, for this year and for 2026, no new registrations will be allowed in the Property Registry for Short-Term Accommodation in three districts of the Municipality of Athens. The inclusion of other areas will be decided after the assessment of existing restrictions in the capital by the relevant ministries.

However, according to Greek media, areas being considered as candidates for such a ban include Thessaloniki, Santorini, Paros and some areas of Crete. The assessments are not yet complete and it is possible that measures will be taken for other cities as well.

Regarding the new law, the ministry explained that all accommodations that are not considered primary use properties, according to the urban planning regulation, will be deleted from the Short-Term Rental Registry and will lose their registration number.
