Which region received the most home loans in 2026? Tirana holds the record for home loans, Korça first for growth

Loans for the purchase of housing continue to expand, with Tirana clearly holding the main share of housing financing. Data from the "Bank of Albania" show that at the end of the second quarter of 2026, the stock of housing loans in Tirana reached 192.3 billion lek, up from 169.6 billion lek in the same period a year earlier. Within a year, the value increased by about 22.7 billion lek, or 13.4%.
Following the capital, but with a significant difference, is Durrës. At the end of June, the stock of loans for housing purchases reached 15.7 billion lek, with an annual increase of 11.3%. Vlora ranks next with 6.4 billion lek, while Fier and Elbasan recorded 5.8 and 5.6 billion lek, respectively.
However, the strongest annual growth among the selected districts was recorded in Korça. The stock of housing loans increased by 19.1%, from 3.1 billion lek in the second quarter of 2025 to around 3.7 billion lek a year later.
After Korçë, Tirana recorded the second highest growth, with 13.4% more housing loans compared to a year earlier. In Durrës, the stock expanded by 11.3%, while in Elbasan by 11%. Fier also recorded a significant increase of 9.8%, while in Vlora housing loans increased by 8.1%.
Growth was also recorded in Shkodër and Lezha, but at slower rates. In Shkodër, the stock reached 4.8 billion lekë, 4.2% more on an annual basis, while in Lezha it rose to 3.5 billion lekë, with an increase of 4.7%.
The data shows that home loan growth has been strong in all districts listed, although the pace varies significantly from one area to another. Tirana continues to dominate by a wide margin, while Korça stands out for its fastest growth rate over the past year.
