What is the average apartment size in Albania? Deloitte Index/ Larger than in some European cities
The Deloitte Property Index provides detailed data on the structure of new housing in several European cities. Across Europe, the average size and configuration of new apartments reflect a balance between market demand, urban planning regulations, density and cultural preferences. Although there is a general trend towards smaller and more efficient floor plans, regional differences remain significant, reflecting the different characteristics of urban development in each country.
The report focused on three major Albanian cities: Tirana, Durrës and Vlora. In these cities, most new apartments are 1+1 or 2+1, measuring 50-80 m², with open-plan kitchens and balconies. Elevators and parking are common in the latest projects. In addition, the emphasis remains on accessibility, natural light, good space inside the apartment and energy efficiency, making the new apartment suitable for modern living.
Census data shows that Berat has the highest share of small apartments, under 40 m², while Durrës leads with the largest apartments, over 130 m², which make up 4% of the total. Shkodra, Tirana, Dibra and Vlora follow Durrës in the ranking of large apartments, while Berat and Kukës have the lowest share.
When comparing Albanian data with other European cities, Albania is well positioned. The average surface area of apartments in the country exceeds cities such as Budapest (55-70 m²), Bratislava (64.2 m²), Ljubljana (52-54 m²), Belgrade (61 m²) and Paris (50-70 m²). The average surface area of apartments in Albania is similar to some cities in northwestern Europe. Meanwhile, the country with the largest surface area for apartments is Portugal, where the average apartments in Lisbon and Porto are 119 m² and 104 m². Also not far behind are Rome (92.4 m²), Florence (96.6 m²) and Milan (81 m²), all with surface areas over 80 m².
