Housing in Europe, where does Tirana stand? The capital remains one of the most affordable alternatives

The real estate market in Tirana continues with an average price of around 1,500 euros per square meter, while the overall average reaches around 1,800 euros per square meter. This difference reflects the influence of premium properties in central areas, where demand remains high, especially in Bllok and near the Artificial Lake.
Small apartments in these areas sell for more per square meter due to limited supply and strong interest, including from immigrants. On the other hand, larger and older apartments in suburbs like Astiri or Lapraka are offered at lower prices per square meter, due to their distance from the center and older construction standards.
When compared to European capitals according to data from Global Property Guide, Tirana remains significantly more affordable. In cities like Berlin, Milan and Madrid, prices per square meter range from 5,300 to 5,700 euros, while in cities like Amsterdam and Oslo they exceed 9,000 euros. Paris reaches 9,678 euros per square meter, London 8,466 euros, while Zurich and Luxembourg rank among the most expensive with over 18,000 and 11,000 euros per square meter. It is also worth noting that in these cities both salaries and the well-being of citizens remain high.
Even some of the Balkan capitals remain more expensive than Tirana, with Sofia costing 2,310 euros and Belgrade 3,341 euros per square meter. This shows that, compared to many European markets, Tirana offers more affordable prices, especially for investors and buyers with ready capital.
Unlike many European Union capitals, where the pace of price growth has slowed due to high interest rates and restrictive lending policies, Tirana remains more stable, relying mainly on purchases with ready capital.
