Top 5 areas with the most expensive and cheapest properties in Albania/ Sazani, Durrës Marina, Lalzi Bay, the "golden line" of the property market
The property market in Albania continues to reflect the various urban, tourist and demographic developments across the country. The latest data on reference prices shows that some coastal and urban areas are among the most sought-after, while other areas are characterized by lower prices per square meter.
At the top of the list is Sazani, an island south of Vlora with a reference value of 200,000 lek per square meter. The same value is also recorded in Zone 13 of Durrës, near the port and the well-known “Durrës Marina” project.
Lalzit Bay and Hamallaj, part of Zone 6 in Durrës, are among the most sought-after areas of the coastline, with a reference price of 140,000 lekë per square meter. The same is true for Zone 1 in Himara, which has experienced an increase in tourist and construction interest. Meanwhile, Zone 1 in Durrës, located behind the port, has a value of 124,000 lekë per square meter.
At the other end of the spectrum, the data shows that the lowest prices are concentrated in smaller towns or less urbanized areas. Fushë-Arrëz has the lowest price nationally – 10,500 lekë per square meter. It is followed by Memaliaj with 17,000 lekë, as well as Leskovik, with a reference value of 23,800 lekë per square meter. Puka and Skrapari share the same price of 26,000 lekë per square meter.
These reference prices serve as a basis for property valuation in the market and for urban planning. They do not represent real sales prices, but provide a general overview of the value of land and property in each area of the country, helping institutions, citizens and investors in making decisions.
