How much does an expert cost for property revaluation? - Private fees for 8 categories/ From 150 euros for apartments, up to 500 euros for hotels

Citizens who choose to have their homes revalued at a 5 percent tax rate based on market value will have to do so through a licensed expert and pay a set fee for providing this service.
But what are the fees that will be applied?
Referring to SCAN TV's sources from the market, the minimum fee for an appraisal report starts from 100-150 euros for apartments and varies according to the typology of the property to be revalued.
Specifically for a private house or villa, the average fee for this service ranges from 150-300 euros.
For shops and commercial premises, property valuation experts apply a fee of 200-300 euros. For bars, cafes and restaurants, the fee ranges from 250-500 euros.
For warehouses, an average fee of 200-400 euros is applied. For hotels, the property valuation report will be paid over 500 euros.
Regarding the revaluation of land, for arable land, the fee ranges from 150-200 euros, while for land for development, it ranges from 200-400 euros.
However, these are averaged fees for each unit, as the final cost depends on the complexity of each property and the clarity of its documentation.
If the individual chooses to have the property revalued by a licensed expert, the taxable base is calculated as the difference between the value reflected in the property valuation act and the deductible value, which cannot be less than the reference prices.
Unlike private fees, state fees are based on the amount collected from the revaluation tax. So, the fees for the revaluation service for individuals, at the ASHK, range from 3,500 lek if the value of the 5% revaluation tax paid to the budget is 150,000 lek, 7,000 lek if the value ranges from 150-300,000 lek and 10,000 lek for values over 300,000 lek. In other words, a private expert costs more, but the citizen benefits from an increased value of the property.
