Real estate "magnet" for foreign investors - 3 months marks record/ 362 million euros of FDI, Turkey leads
Albania continues to be confirmed as a destination with high investment potential. The flow of foreign direct investment in Albania has set a new record in the first quarter of 2025.
Official data from the Investment Development Agency (AIDA) shows that in the January-March period, the value of investments was recorded at 362 million euros, the highest level ever achieved for this period.
During this period, investors from Turkey led the way, with 13.8%, followed by the Netherlands with 13.5%, Italy with 12.7%, Austria with 8.6% and Germany, which accounted for 7.7% of the total flow.
As for the sectors with the most investments, they show that real estate continues to be a magnet for investors and accounts for about 28.7%. The finance and insurance sector accounts for 20.7%, the extractive industry has a share of 14.1% of investments and the processing and trade sectors account for 8.8 percent each.
Foreign direct investment in our country during 2024 reached 1.58 billion euros, recording the highest value in annual terms. Official figures from the Bank of Albania show that in 2024, foreign direct investment flows in the country increased by 5.7%, while in 2023 they were fixed at around 1.49 billion euros.
Referring to the institution's figures, the increase in foreign direct investment in our country has come mainly as a result of the increase in profits reinvested by existing investors.
Based on the figures, it results that reinvested profit reached 852.47 million euros, increasing by almost 6% compared to 2023. Reinvested profit has a share of 54% compared to total foreign direct investment.
