Fewer citizens declare rental income - Over 71 thousand taxpayers in North

In Macedonia, more and more people are investing in apartments, business premises, garages, land and other types of real estate and movable property with the aim of earning money by renting them out. However, how much of this income ends up in the legal records and how much in the shadow economy is often a topic of debate.

According to data from the Directorate of Public Revenue (DAP), in 2024, a total of 71,671 taxpayers reported income from rents and sublets. This is less than in 2023, when 74,540 people submitted such reports. Despite the reduced number of taxpayers, tax collection on this basis has increased, from 13.2 million euros in 2023 to 14.6 million euros in 2024.

The DAP explains that checks on rental income are carried out through broader checks on personal income tax. In cases where income is not reported, an additional calculation with interest is made.

Special attention is paid to short-term rentals through platforms such as Airbnb and Booking. DAP recalls that this income must also be reported and that it regularly collects information from banks and international tax authorities on transactions related to such services.

The tax on income from rental and sublease is 10%, while the tax base is gross income reduced by standardized costs (10% or 15% for furnished apartments and business premises).

The data from the Cadastre is interesting: last year, 8,481 real estate properties were registered for rent, among which less than 3,000 apartments, which is a low figure compared to the number of registered taxpayers.
