In recent years, the real estate market in Albania has experienced significant changes, reflecting the country's economic and urban developments. The average sales price in the market varies significantly by area, but "Scan Intel" has chosen to come up with a different calculation, based on a simple average starting from official figures on building permits.

Only the value and area indicators in square meters for residential constructions were taken into consideration.

According to official data analyzed by “Scan Intel”, in 2024, the approximate value of approved construction permits for housing is estimated at around 72 billion lek, or 727 million euros. Meanwhile, the same data shows that the area of ​​permits for residential buildings for 2024 is recorded at approximately 2 million square meters. Thus, from these two indicators we can say that one square meter in Albania costs around 36,257 thousand lek or around 360 euros.

Referring to data for the last five years, we see that this value has reached a higher level in 2023 and 2024. In 2020, one square meter cost about 35 thousand lek.

But how does this panorama appear according to regions?

If we analyze INSTAT data for 2024 by region, which includes all types of construction, it turns out that the regions that had the highest costs per square meter are Gjirokastra, Dibra, Lezha and Elbasan.

We emphasize once again that these figures do not refer to the values ​​of real estate on the market, but are figures that refer to an average based on the surface area and the value approved according to official figures.
