The capital city, for rent?! The highest percentage of families with owner

"Scan Intel" through an analysis carried out earlier with the help of data from the "Statistics Institute" came to the conclusion that most of the houses are owned by families, while as for the family economic units that live on rent , for free or they use the apartment occupy a very small weight.

Being the owner or tenant of a property varies significantly between the countries of the European Union. In the EU, in 2021, around 69.9% of the population lived in a household that owned the property, while the remaining 31% lived in rented accommodation. The analysis of the data shows that Romania and Albania are the first two countries in Europe which have the highest percentage of people who have ownership status.

This time "Scan Intel", starting from the 2023 Census data, has analyzed the above indicator by counties to see which has the highest rate of owners.

In Albania, out of about 755 thousand families in total, about 623 thousand are the owners of the apartment or in the process of obtaining the legal act. Expressed as a percentage, it results that about 82.5% of the families have the ownership status of the apartment, while 8.8% are renters.

If we extend the analysis to the 12 counties of the country, we see that the highest percentage of families with owner status is observed in Berat with 90.7%, followed by Gjirokastra and Fieri with 88.9% and 87.8% respectively.

The capital is the district that also has the lowest percentage of family economic units, which are owners. The rate is estimated at around 75.5% of families with ownership status or in the process of obtaining the legal act, while the district of Tirana also has the highest percentage of renters. This is due to internal migration and the tendency to settle in the most important area of the country, but we cannot leave without mentioning the high property costs in this county.

What is noticed, among other things, from the data analyzed by "Scan Intel" is the very high rate in Kukës and Dibër regarding families who have another housing agreement. The rate in these districts is estimated at 15% and 15.2% respectively. In these two counties, this indicator can be explained through immigration figures, where many families leave the apartment for free or in exchange for maintenance.
