Property investment in Albania/ How much does a 120 square meter apartment cost, according to the area where you live
The price of an apartment in Albania is not determined only by the construction, quality or furnishings, but mostly by the location. The latest data on reference prices of properties reveal a deep gap between coastal areas and inland or remote areas. “Scan Intel”, based on these data, has calculated how much the average value of a 120 square meter apartment can reach in the five most expensive areas and in the five cheapest. In some of them, an apartment with an area of 120 square meters can reach up to 24 million lek (240 thousand euros) according to the reference value, while in others, equally large, it does not exceed 1.3 million lek (about 13 thousand euros).
At the top of the list is Sazani with a reference price of 200 thousand lekë per square meter (2,000 euros/m²). The same value is also recorded in zone 13 of Durrës, known for its location near the port and the “Durrës Marina” project. A 120 m² apartment in each of these two areas reaches the figure of 24 million lekë, or 240 thousand euros.
Next in line is Durrës Zone 6, which includes Lalzi Bay and Hamallaj, another construction hotspot on the coastline. The reference price is 140 thousand lekë per square meter (1,400 euros/m²), the same as Himara Zone 1, which has experienced a tremendous increase in tourist and construction interest in recent years. In these two zones, a standard 120 m² apartment is valued at 16.8 million lekë, or 168 thousand euros. The list of the most expensive zones is concluded with Durrës Zone 1, located immediately behind the port, where the reference value is 124 thousand lekë per square meter (1,240 euros/m²), or 14.88 million lekë for an apartment, which translates to 148,800 euros.
On the other side of the map are small and peripheral cities, which face minimal investment interests and slow development rates. In Fushë-Arrëz, Shkodër, the reference price is only 10,500 lekë per square meter (105 euros/m²), placing this city at the bottom of the national list. A 120 m² apartment in this area is valued at only 1.26 million lekë or 12,600 euros, the same as a warehouse or small shop in areas near the coast or the capital. Following it is Memaliaj with 17 thousand lekë per square meter (170 euros/m²), which for a 120 m² apartment translates to 20,400 euros. Leskovik with 23,800 lek (238 euros/m²), or 28,560 euros for the apartment and then Puka and Skrapari, which share the same reference value of 26,000 lek per square meter (260 euros/m²), or about 31,200 euros for an apartment of the same area.
