Foreigners are flooding in with investments in Albania - BoA: Three sectors absorb 65% of them. Historic record in the third quarter

Foreigners and other non-resident citizens have invested around 1.2 billion euros in Albania. According to Central Bank data, foreign direct investments increased by 4.4% compared to the January-September period of 2024.
The third quarter of this year marked a historic record of 449 million euros in foreign investments, increasing by 12.8% compared to the previous quarter.
Real estate continues to be the most attractive sector for foreigners. However, the surprise lies in wholesale and retail trade, repair of vehicles and motorcycles, a sector with an investment jump from 30 million euros in the second quarter to 70 million euros in the third quarter. This is the economic activity that has seen a "boom" of foreign investment in July-September.
Construction is also being seen as a sector with great potential by foreigners, which results in a greater increase in investments than the trade sector.
On the other hand, although financial and insurance activities are the second sector with the most foreign investments after real estate, their value remains fixed at 72 million euros, without any change after the decline at the beginning of the year.
In other words, real estate accounts for 33.4% of total foreign direct investment in Albania in the third quarter, followed by vehicle repair and wholesale and retail trade with 15.6%, financial and insurance activities account for 16% of investments, extractive industry 8%, electricity, gas and water 7.6%, construction 5.8%, manufacturing industry 4.2% or information and communication 3.6%.
Although the extractive and processing industries absorb significant investments, the third quarter has marked a negative balance for these two sectors. Statistics show a decrease in investments of 36 million euros for the extractive industry and 19 million euros for the processing industry.
Meanwhile, the electricity, gas and water sector continues to perform well in terms of attracting foreign investment.
Only 3 sectors, real estate, finance/insurance and trade, account for about 65% of total foreign direct investment in the third quarter of 2025.
