Strong growth of Airbnb in Albania, nearly 23 thousand active properties/

A study published by Investropa shows that the short-term rental market in Albania is expanding rapidly. As of early 2026, there were up to 23,000 active listings on the Airbnb platform in the country. Most of them were concentrated in Tirana, as well as along the coastal cities of Vlorë, Durrës and Saranda.

According to the analysis, the number of listings has increased significantly in recent years. Compared to 2023, offers have increased by almost 40%, while compared to 2022 the increase exceeds 70%. This shows that more and more owners are turning to short-term rentals, while the flow of tourists visiting Albania continues to increase from year to year.

The study estimates that the average occupancy rate for properties in Tirana is around 48%, meaning that a typical apartment hosts guests for almost half of the nights of the year. In most cases, occupancy ranges from 35% to 58%, while the best-performing properties can reach over 65%. Although this level is slightly lower than in some popular Western European destinations, Tirana is considered competitive in the Balkan region, reflecting the rapid development of tourism and tourism infrastructure in Albania.

In Tirana, prices for a night vary significantly from one area to another. In more peripheral areas like Kamëz prices can start at around 25 euros per night, while in the most sought-after areas of the city like Blloku they can reach up to 85 euros. Areas with the highest average prices per night include Blloku, the Skanderbeg Square area and the New Bazaar, where prices generally range from 60 to 85 euros per night.

On the other hand, the areas with the most affordable prices remain Kamza, Lapraka and Kinostudio, where prices usually range from 25 to around 42 euros per night. However, these areas also continue to be in demand, especially from tourists looking for longer stays or more economical alternatives when the options in the center are booked.
