Who should rush to revalue assets? - Pipiria: Properties that have no value on the card, a necessity

Property revaluation is a process that aims to save citizens in the event of selling property where, according to the law, they would have to pay 15% tax on the difference between the purchase price and the sale price, thus giving them the opportunity to increase the value of the property with a tax rate of 5%.
But who should rush to do the reassessment? In an interview with SCAN TV, NAREA Executive Director Reinaldo Pipiria lists the categories for whom this process is necessary.
"Anyone who plans to sell property during the years 2026-2027-2028 because we see that until 2028 there will be no tax review. Anyone who does not have a market value in the property card, such as properties acquired from the privatization process, inheritances, etc. Properties that are in the process of legalization because they have minimal or zero values in the card, regardless of whether they plan to sell or not, must be revalued because if a property alienation has to be carried out, they will find it very difficult. Revaluation is not a cost, but an investment. Properties will have added value in the coming years."
But who isn't in a hurry for this process?
"Whoever has carried out a revaluation in 2022 or 2020 and has reached close to market value. But there may be surprises, there may be expropriations and if you do not have the right value on the card, the properties are automatically expropriated at reference prices that are far from the real market value."
This measure aims to increase transparency in the real estate market, reduce informality, and increase revenues to the state budget.
