Where is foreign investors' money going in Albania? - Real estate tops the list of sectors attracting the most capital from abroad

Compared to 2024, Albania has managed to attract more foreign investment over the past year. The latest data from the Bank of Albania shows that the flow of foreign direct investment reached a figure of 427 million euros from 361 million at the end of 2024.
This shows that the country is becoming an attractive "pole" for foreign investments year after year. However, if we make a calculation between quarters, the investment flow suffered a decline of about 5% estimated in the third quarter.
But which sectors have absorbed the most investment?
Real estate continues to hold the "throne" of investments. The year 2025 closed with a value of 158 million euros of investments that went to this sector, followed by the financial and insurance activities sector with 72 million, that of electricity, gas and water supply with 40 million and wholesale and retail trade, repair of vehicles and motorcycles.
Despite being among the four sectors with the highest value of foreign investment, wholesale and retail trade, repair of motor vehicles and motorcycles has suffered the largest decline in inflows from the third quarter of 2025 to the fourth.
Even at the end of 2025, education, other service activities, agriculture, forestry and fishing, transportation and storage, health and social work activities, arts, entertainment and recreation result in zero or almost zero investment.
