Where will housing prices in Tirana increase the most? They could increase by up to 60% in the next five years

The three areas of Tirana that are expected to see the strongest property price increases in the next five years are Astiri, Kashari and Yzberishti. These areas are increasingly benefiting from infrastructural developments and urban expansion. According to market analyses, improved road access, increased services and new construction are expected to directly impact the increase in property values in these areas.
According to forecasts, over a five-year period these areas could register a price increase of 40% to 60%, exceeding the city average which is expected to be around 30%–45%. Their advantage is mainly related to improved accessibility, the development of new urban projects and the expansion of residential areas towards the outskirts of Tirana. According to the Investropa study, this is not a temporary increase, but a structural trend that is expected to continue in the coming years, as the city expands.
Meanwhile, among the areas currently considered undervalued, Paskuqani is mentioned as one of the potential market surprises in Tirana over the next five years. The area combines relatively low prices with a gradual development of infrastructure, services and transport links with other parts of the city. These improvements have not yet been fully reflected in market prices, which could create room for significant increases in property values in the future.
Demographic trends in Albania are also significantly impacting the real estate market. Migration from rural areas to Tirana and the coastal areas is increasing demand for housing, while the return of the diaspora, the arrival of foreigners and remote workers are increasing property purchases. However, the overall population decline due to emigration and low birth rates is limiting demand in secondary cities.
