Foreign capital "floods" into Albania - Real estate absorbs 31% of investments. And how much did Albanians invest abroad?

Foreign Direct Investment in Albania has recorded a steady growth during the third quarter of 2025, reflecting high interest of foreign capital in key sectors of the economy. According to data from the Bank of Albania, the inflow of direct investment reached 449 million euros, an increase of 10% compared to the same period last year.
This is one of the highest levels of FDI recorded in a single quarter, and constitutes a clear positive signal for the investment climate in the country. The increase was mainly driven by the expansion of capital injection and reinvested profits, which together reached around 440 million euros. These data show that foreign companies are not only investing, but also expanding and keeping profits within the country to further develop their activity.
Also, debt relationships between related companies (another form of direct investment) brought an additional flow of 9 million euros. The most preferred sectors by investors during this quarter were real estate, which attracted 31% of total investments, followed by financial intermediation with 16%, hydrocarbons with 6%, energy with 5% and transportation with 4%.
An interesting element is the fact that investments by Albanian residents abroad have also increased. They reached 72 million euros, marking an increase of 24%, which indicates the diversification of investments by Albanian businesses in foreign markets and the increase in their competitive capacity.
In total, foreign direct investment has contributed to a net expansion of the Albanian economy's liabilities by 377 million euros, strengthening the country's long-term financing base. These developments confirm that Albania remains an important destination for foreign capital, while maintaining a positive pace of economic integration with international markets.
