5 steps, how to apply for property revaluation - State fees, from 35-100 euros, depending on the tax collected

Citizens who wish to revalue their property at a 5% tax rate must follow 5 main steps.
The application for the property revaluation service is made through the government portal e-Albania, with the standard request that has been approved for this procedure. The State Cadastre Agency, to assist citizens, has published the steps to be followed for this procedure.
Initially, the citizen identifies himself in e-Albania. Then he selects the service: “Asset Revaluation” and clicks “The representative is the same as the applicant”, if the application is made by the individual himself. While if it is made by a legal representative, extra documentation is required.
On the next page, the option is given to select the property that citizens want to revalue and the service "Issuance of a copy of the real estate card" is automatically added.
Next, upload a property document or appraisal report and the expert's license in PDF, if you have had the reassessment performed by a licensed expert.
The minimum service fee is also reflected on the next page and finally the "Send" icon is clicked.
The Cadastre clarifies that the service fee that appears to citizens during the application is not fixed, but is calculated depending on the amount of tax that will result from the revaluation.
So, the fees for the revaluation service for individuals, at the ASHK, range from 3,500 lek if the value of the 5% revaluation tax paid to the budget is 150,000 lek, 7,000 lek if the value ranges from 150-300,000 lek and 10,000 lek for the value over 300,000 lek.
Once the individual or legal representative is provided with the receipt for collection, he pays the invoice and the local directorate of ASHK confirms the payment of the revaluation tax and service fees.
After verification of the payment of the revaluation tax and service fees, the individual's application is considered complete and the ASA is obliged to reflect the revaluation in the real estate register. Applications for revaluation of assets that are submitted to the ASA by December 31, 2026, but have not been completed, are processed even after this date, if the revaluation tax is paid by March 31, 2027.
