How much does an apartment cost in European metropolises? Property prices in Albania still "bargain" compared to Europe

The real estate market in Albania continues to remain among the most competitive in Europe in terms of prices, although in recent years it has faced a significant increase in demand and values in major urban areas. According to a summary published by Investropa, which refers to sources such as the Bank of Albania, Numbeo, the IMF and the World Bank, average prices per square meter in the center of Albanian cities remain significantly lower compared to most European capitals.
In Tirana, the average price per square meter in the city center is estimated at around 2,535 euros. Meanwhile, in Durrës this price is around 1,492 euros per square meter. The differences between the cities are mainly related to geographical position, economic development, tourism intensity and demand for properties in central areas or near the coastline.
However, when compared to developed European markets, prices in Albania remain several times lower. In cities like Zurich or London, average prices in the center exceed 16 thousand to over 20 thousand euros per square meter. Even in Paris or Luxembourg, values are many times higher than in Tirana. This large difference reflects not only the purchasing power and income level in these countries, but also the high demand pressure in markets with consolidated economies.
In the region, the picture is more intermediate. Cities like Zagreb, Belgrade or Sofia present prices that in some cases approach Tirana or easily exceed it, showing that the Albanian market is among the cheapest in the Balkans, but still remains competitive according to the type of construction.
The increase in prices in Albania in recent years has been driven by several factors: the expansion of the construction sector, the growth of tourism, diaspora investments, and increased interest from foreign buyers, especially in coastal areas. In Tirana, the development of new residential and commercial projects in the center and surrounding areas has increased supply, but demand has remained strong, supporting current price levels.
