"Restrictions" do not stop home loan/ August marks growth for

According to the latest data from the "Bank of Albania", total credit reached 900.5 billion lek in August 2025, with a significant increase of 11% compared to August last year, and an increase of 0.8% compared to July of the same year. So, if we talk in absolute figures, it results that in the span of one year it records an increase of 88 billion lek.

Meanwhile, on the other hand, new credit granted by the banking system has reached the value of 40.7 billion lek, marking a decrease of 1.7%, compared to a year earlier.

This decline was mainly driven by new loans to private non-financial corporations, i.e. businesses, which amounted to 30.8 billion lek, down from 33 billion lek a year earlier. The decline is estimated at around 2.5 billion lek, or almost 7.7% more in annual terms.

On the other hand, individuals and the institutions that serve them have significantly increased their borrowing. Loans for this category increased from 7.94 billion lek to 8.83 billion lek, an increase of 11.2% compared to August 2024. This shows a significant increase in demand for loans from individuals, reaching a historical record if we analyze the same month of previous years.

As for home loans, they recorded another month of steady growth, despite the restrictions. In August 2025, 4.35 billion lek were granted for home loans, increasing by about 10.4%, compared to the same month last year. Apparently, this month home loans continue to grow significantly, clearly showing the tendencies of Albanians to purchase properties.

The latest data from the Bank of Albania show a strong increase in lending across all segments, particularly to individuals and the housing sector. This trend reflects an increased demand for personal financing and real estate investments. Lekë credit accounts for the largest share, but has also recorded the highest growth.
