Which region takes on the most "debt"? Credit, consumption grows

Loans to individuals in Albania recorded strong growth at the end of the fourth quarter of 2025, reaching 371.2 billion lekë, or 19.9% ​​more compared to the same period in 2024. Bank of Albania data show a steady expansion of lending, driven mainly by consumer loans and growing demand in urban areas.

Tirana remains the main lending engine, concentrating over two-thirds of total loans to individuals. In the capital, loans reached 250.7 billion lekë, with an annual growth of 20.9%. Particularly dynamic is the growth of consumer loans, which expanded by 23%, reflecting increased household spending and easier access to credit.

Loans for home purchases in Tirana also recorded a significant increase, at 18.5%, confirming the continuity of demand in the real estate market, although at a more moderate pace than consumer loans.

Among the regions, Elbasan stands out with the highest growth in total loans, at 23.1%, while consumer loans in this region grew at a strong rate of 30.5%, a signal of a rapid expansion of lending for personal expenses. Growth above the national average was also recorded in Korça with 20.4%, Durrës with 18.7% and Shkodër with 17.1%.

Unlike consumer loans, lending for housing purchases, although of higher value, is growing at a more moderate pace, especially outside Tirana.

Korça stands out as the region where housing loans and consumer loans are almost at the same level, reflecting a balanced structure of lending to individuals. At the end of the fourth quarter of 2025, consumer loans in this region reached 3.2 billion lek, while housing loans reached 3.36 billion lek, with a minimal difference between the two items. This ratio sets Korça apart from most other regions, where lending is clearly dominated by housing.
