Airbnb off the coast/ Shkodra leads with the highest revenues, Elbasan with record growth
AirDNA data for July 2026 shows a rapid expansion of the short-term rental market, with strong growth in both the number of properties, as well as revenues and occupancy. Scan Intel has examined non-coastal tourist cities.
The short-term rental market is gaining ground outside of Albania's traditional tourist destinations. According to AirDNA data for July 2026, Elbasan recorded the strongest annual income growth among the cities analyzed, while Shkodra remains the city with the highest average income.
Elbasan is the surprise of the year. The city had 194 active Air Bnb listings in July, while an average listing generated about $3.8 thousand over the past 12 months. Revenues have increased by a whopping 77.2% compared to July 2025. In the same period, occupancy has increased by 23.3%, while the average nightly price has increased by 32.3%, reaching $76.
This increase is also reflected in the indicator that links the average price to the occupancy level of an Air BnB. In Elbasan it has reached $38, increasing by 118.3% in one year and surpassing Shkodra.
However, Shkodra continues to have the highest revenue per listing. With 1,861 active properties, an average listing generated about $4.3k over the past 12 months. Occupancy reached 43% of available nights, while the average price was $70 per night. Revenue has increased by 49.8% in one year.
In Korça, the number of active listings has reached 877, an increase of 21.1%. The average revenue per listing is around $2.3 thousand, while total revenue has increased by 54.1%. Occupancy has increased by 22.7%, although the average price per night has decreased by 2%, to $60.
Berat, meanwhile, has 740 active listings. The average listing has generated around $3.3k in the last 12 months, with 34% of available nights booked. Revenues have increased by 51.4%, with the average price per night being $51.
In all four cities, the number of active properties has increased over the past year. This indicates that the short-term accommodation market is expanding beyond the coastal areas, while Elbasan stands out for the pace of growth rather than the absolute level of income.
