How much does an Airbnb cost in the suburbs of Tirana? Investments in villas have increased demand, Bërzhita is the most expensive

In addition to the center of Tirana, which continues to be the main point of interest for tourists, in recent years the capital's suburban areas have also been attracting more and more visitors. Investments in quality accommodations, the opening of new businesses and the development of recreational areas have led many tourists to choose the suburbs, seeking more peace, nature and privacy away from the bustling urban rhythm.
AirDNA data shows that in some of these areas, average Airbnb accommodation prices are even higher than in other areas of the capital. The reason is related to the fact that the offer is dominated by investment villas, vacation homes and high-standard properties, which offer more space, panoramic views and additional services for visitors.
One area that stands out is Bërzhita, which turns out to have the highest average daily price for an Airbnb. According to AirDNA, a night of accommodation costs an average of $158, while the properties achieve an occupancy rate of 44% throughout the year. Although the attendance is somewhat lower than in other areas, the high price level indicates that such properties target a segment of tourists seeking luxury, tranquility and more exclusive experiences.
Another destination that continues to attract interest is Dajti. In this area, the average price of an Airbnb is around $71.7 per night, while the occupancy rate of properties reaches 49%. The combination of nature with the short distance from the center of Tirana makes Dajti an attractive alternative for domestic and foreign tourists.
Farka is also showing positive performance in the short-term accommodation market. According to data, the average price of an Airbnb is around $76 per night, while the occupancy rate is 54%, one of the highest among suburban areas.
Meanwhile, Kashari, which has seen rapid development in recent years with numerous investments in new residential complexes and buildings, offers more affordable prices. According to AirDNA, a night of accommodation costs an average of $69, while the occupancy rate of properties reaches 53%. The proximity to the center of Tirana, improved infrastructure and competitive prices have made this area a preferred choice for visitors looking for a more economical alternative without leaving the capital far.
Data shows that tourism in Tirana is no longer focused solely on the center. With the development of infrastructure, investments in quality accommodations, and the growing interest in quieter, more natural experiences, the outskirts of the capital are gaining an increasingly important role in the Airbnb market and in Tirana's tourism offer.
