Durrës surpasses Tirana in credit growth - Korça, the only one where consumer loans are preferred as those for home purchases
The year 2024 closed with a higher credit balance than in 2023. At the end of the fourth quarter, total loans received by individuals reached 309 billion lek, almost 14% more than at the end of 2023.
But, in which of the regions did the most loans come from?
Since the majority of the population is located in Tirana, most of the loans are concentrated in this region. According to the latest data from the Bank of Albania, the value of loans in the Tirana region reaches 207 billion lek.
Tirana is followed by Durrës, which counts around 21 billion lek in loans, while Vlora and Fier are the other regions with the most loans, specifically with 9.2 billion and 8.6 billion lek.
Despite the fact that the credit stock is larger in Tirana, Durrës residents result in the highest loan growth in 2024. Official statistics show that Durrës has had an increase of almost 20% of the total, followed by Tirana with 14.7% and Fier with 13.1%.
What is noticeable is that housing loans dominate in all regions, with only Shkodra and Korça having a closer ratio of consumer credit to housing loans. Specifically, consumer loans in Korça are estimated at 2.5 billion lek and housing loans at 2.9 billion.
Meanwhile, in Tirana there is a large gap between these two, where home loans are the most preferred at 152 billion, while consumer loans are at 48 billion lek.
