Which neighborhoods in Albania are most profitable on Airbnb? Night costs 35–120 euros on average, coastal properties bring the highest prices

According to the Investropa study, several neighborhoods in Albania stand out for their high performance on the Airbnb platform, which is emerging as an increasingly popular form of short-term rental and is growing significantly year after year in the country. The most sought-after areas are the Saranda promenade, the beach access roads in Ksamil, the city center of Himara and the Blloku neighborhood in Tirana.
The average price per night during the summer months reaches around 90 euros in Saranda, while annual occupancy rates for the best properties range from 40% to 70%. For well-managed one-bedroom apartments, monthly income during peak season can reach from 1,500 to 2,500 euros, while annual totals go up to 7,000–10,000 euros.
Each neighborhood has characteristics that make it unique for short-term rentals. Saranda’s promenade benefits from easy connections to the ferry to Corfu and seaside restaurants, driving consistent bookings. Ksamil attracts tourists willing to pay premium rates due to its popular beaches. Himara has a limited supply of quality units, which keeps nightly prices higher despite lower tourist volume.
While the Blloku in Tirana offers a stable number of accommodations for business travelers throughout the year. According to the study, it is clear that urban and coastal areas are gaining popularity, reflecting a continued increase in interest in short-term and flexible rentals.
At the start of the year, the average price per night for an Airbnb in Albania was around 75 euros. The range covering approximately 80% of listings runs from 35 to 120 euros, with coastal properties commanding the upper end of the price range during the summer and apartments in Tirana sitting closer to the average.
