Tirana Coast, interest in 5% Revaluation of properties - Taxes: €84 million saved, Pipiria: €1950 average price in Tirana
Since the start of the real estate revaluation process, the amount saved by individuals and businesses from the implementation of the reduced tax of 5% is estimated at around 84 million euros.
The data has been made public by the Tax Administration, where this process benefits not only those individuals who are looking to sell a real estate property, but also those who have registered their properties at a lower value than the market. Individuals and businesses have benefited from the real estate revaluation process, reducing fiscal costs and taking advantage of the legal facilities in force.
"84 million euros saved from the reduction of real estate tax rates thanks to the revaluation. The deadline for performing the revaluation ends on December 31, 2026. The time to benefit continues. Get informed and use this legal opportunity to reflect the real value of your property and benefit from the facilities provided for in the law!" - is the announcement published by the Tax Administration.
A total of 9,532 citizens have applied for this process, with NAREA director Reinaldo Pipiria telling SCAN that interest in this process is growing.
"The 5% property revaluation tax was paid by 22% of applicants. The total tax paid by them and transferred to taxes, according to the data, is calculated at the value of 1.59 billion lek. The average price in Tirana is somewhere around 1960 euros, while in 2021-2022 it was 1250 euros per square meter. Let's not forget that the euro has depreciated by 25-30%," Pipiria told SCAN.
The number of applications is mostly concentrated in Tirana and the coast. 42% of the total applications are in Tirana, 18% in Durrës, 6% in Vlorë, 4.5% in Lezha, 4% in Saranda, etc.
