Airbnb in Albania, how is the market changing? Vlora leads the flow, Golemi records the highest average daily rate
The Airbnb market in Albania continues to show positive performance during 2026, with the Albanian Riviera remaining the most sought-after destination by domestic and foreign tourists. Data from the short-term accommodation market analysis platform AirDNA shows that until July, demand for accommodation has remained at high levels, while occupancy rates and average daily prices have maintained a favorable performance in most parts of the country.
According to statistics, Vlora continues to be one of the strongest Airbnb markets in Albania. During 2026, properties listed in this area recorded an average occupancy rate of 56%, reflecting the high interest of tourists. Meanwhile, the average daily price of an Airbnb accommodation reaches $77.4, which ranks Vlora among the most profitable destinations for owners of short-term rental apartments.
Durrës also continues to be one of the most popular destinations in the country. According to AirDNA, the average occupancy rate for Airbnb properties is 54%, while the average daily price reaches $75.5. This shows that the demand for accommodation remains stable, supported by both foreign tourists and domestic vacationers.
Golem also performed well, continuing to attract visitors during the tourist season. In this area, the average occupancy rate for Airbnb properties is 51%, while the average daily price is $78, the highest among the major tourist areas analyzed by AirDNA. This shows that, although occupancy is somewhat lower than in Vlora and Durrës, properties in Golem manage to generate higher nightly income.
On the other hand, Lezha and Shëngjini present a more modest activity in the Airbnb market, although these areas have also recorded positive developments compared to previous years. In Lezha, the average occupancy rate is 31%, while the average price for a night's stay is around $49. Meanwhile, in Shëngjin the occupancy rate reaches 46%, while the average daily price is $67.
In addition to market performance, AirDNA has also published data on the average renovation costs of properties used for Airbnb. According to the analysis, Lezha turns out to have the lowest renovation costs, with an average of around $4,200 per property. In contrast, Durrës and Golemi record the highest initial investment costs, where renovating a property averages $10,800.
Data shows that the Albanian short-term accommodation market continues to grow, driven by the expansion of tourism and the increasing demand for rental apartments. Coastal areas, especially those in the south and along the central Adriatic, continue to offer good opportunities for investors, while differences in occupancy rates, prices and investment costs create different profit profiles from one destination to another.
