Lending activity expands in Kosovo - Loan stock reached 6.67 billion euros last year

The lending activity of the banking sector in Kosovo continued to expand during 2025, but at a slower pace compared to the previous year. The loan stock reached 6.67 billion euros, marking an annual increase of 14.7%, compared to 18.3% a year earlier.
According to data recently published by the Central Bank of Kosovo (CBK), the slowdown reflects a combination of slightly lower demand and tighter credit supply in an environment characterized by moderation in economic activity and more cautious financing conditions.
The structure of the credit portfolio remains dominated by non-financial corporations, with a share of 56.9%, although a gradual increase in the share of loans to households is observed. According to the CBK, this structural shift reflects the continuous expansion of consumer lending and mortgage loans, increasing the importance of this segment in the banking sector's credit portfolio. At the end of 2025, households had a share of 41.9%, about 5 percentage points higher than five years earlier.
Lending to non-financial corporations continued to grow at double-digit rates in 2025, albeit at a slower pace than in the previous year. This trend reflects the moderation of new investment loans, as well as the decline in new non-investment loans. The stock of loans to non-financial corporations reached 3.79 billion euros, corresponding to an annual growth of 11.2%.
In particular, new investment loans recorded lower growth compared to the previous year, mainly as a result of the slowdown in investment financing in the services and industrial sectors, while non-investment loans continued to decline, albeit at a slower pace, mainly affected by the contraction in the services sector.
Regarding economic sectors, a slowdown in lending growth is observed in key sectors such as trade, manufacturing and services, while construction and agriculture accelerated, however with limited impact on the overall portfolio dynamics due to their low weight.
