According to the Investropa study, based on data collected from authoritative sources such as the Bank of Albania and INSTAT, the average price of a house in Tirana reaches around 127,500 euros. Meanwhile, the overall market average is higher, around 155,000 euros, as it is influenced by luxury properties in the most sought-after areas of the capital.

About 80% of apartments in Tirana are positioned in a price range from 80,000 to 250,000 euros, which indicates that the majority of transactions take place within this range.

For buyers with a more limited budget, a realistic starting level ranges from 50,000 to 80,000 euros. With this amount, one can buy an old studio or a one-bedroom apartment, with an area of ​​​​about 35–50 square meters, in areas such as Astir, Yzberisht or Lapraka.

In the luxury segment, prices range from 500,000 to 1.5 million euros. This includes new apartments with an area of ​​160–220 square meters near the Block or the Artificial Lake, with parking and terraces.

Regarding the market structure, standard apartments account for around 65% of listings, new apartments around 20%, private houses 7%, villas 3%, panoramic penthouses 3% and duplexes around 2%. This clearly reflects the fact that Tirana remains a predominantly urban market, dominated by apartments.

At the beginning of 2026, the average prices by property type are as follows: standard apartments around 140,000 euros, recently built apartments around 190,000 euros, while private houses around 260,000 euros. In the case of luxury villas or duplexes, prices can reach significantly higher levels. These differences are related to size, location and the premium paid for new construction or elite addresses.

If we go back 10 years, around 2016, property prices in Tirana have increased by about 40% in nominal terms. This long-term trend reflects the strengthening of Tirana's role as the country's economic center, the concentration of jobs and services in the capital, as well as the orientation towards newer and higher-standard housing.
