Individuals, the "locomotive" of credit/ July marks the highest historical level, loans to businesses shrink
According to the latest data from the "Bank of Albania", total credit reached 893.1 billion lek in July 2025, with a significant increase of 12% compared to July last year, and an increase of 0.01% compared to June of the same year. So, if we talk in absolute figures, it results that in the span of one year it records an increase of 94 billion lek.
Meanwhile, on the other hand, new credit granted by the banking system has reached the value of 28.9 billion lek, marking a decrease of 1.3% compared to a year earlier.
This decline was mainly driven by new loans to private non-financial corporations, i.e. businesses, the value of which reached 19 billion lek, from 20.6 billion lek a year earlier. The decline is estimated at around 1.5 billion lek, or almost 7.6% more in annual terms.
On the other hand, individuals and the institutions that serve them have significantly increased their borrowing. Loans for this category increased from 8.57 billion lek to 9.78 billion lek, an increase of 14% compared to July 2024. This shows a significant increase in demand for loans from individuals, reaching a historical record if we analyze the same month of previous years.
As for home loans, they recorded another month of steady growth. In July 2025, 4.64 billion lek were granted for home loans, increasing by about 12.5%, compared to the same month last year. Apparently, this month home loans have increased significantly, clearly showing the tendencies of Albanians to purchase properties.
The latest data from the Bank of Albania show a strong increase in lending across all segments, particularly to individuals and the housing sector. This trend reflects an increased demand for personal financing and real estate investments. Lekë credit accounts for the largest share, but has also recorded the highest growth.
