How to profit from the property market in Tirana? Buying below market price and rental income significantly increase your chances

Profiting from investing in real estate in Tirana in 2026 remains a real possibility, but not a guarantee. The probability of realizing a profit is assessed as average, which means that the investment can be successful, but requires careful strategy and well-informed decision-making.
The Investrpa study highlights that to have a real chance of profit, investors must be prepared to hold the property for a period of usually 3 to 5 years. This period is considered necessary to cover not only the costs of entering and exiting the market, but also to amortize possible price fluctuations that may occur in the short term.
A key element that significantly affects the final result are transaction costs. In Tirana, these costs include notary fees, property registration, real estate agency commissions for both purchase and sale, and transfer taxes. In total, they usually range from 6% to 10% of the property value. For a typical apartment worth 120,000 to 150,000 euros, this translates into an additional cost of around 8,000 to 15,000 euros. This means that any investor must count on a significant increase in the property value before reaching the break-even point.
According to the analysis, the most important factor that increases the likelihood of making a profit is buying a property below market value. This strategy becomes even more effective when the property is located in preferred residential areas, where demand is stable or growing. Such properties not only have greater potential for appreciation in value, but also offer more stable rental income during the holding period. Furthermore, they are more likely to attract buyers at the time of resale, making the process faster and more secure.
On the other hand, the real estate market in Tirana has started to show signs of a slight slowdown compared to the dynamic period of 2024 and early 2025. During that period, high demand and the rapid pace of transactions created an environment where many properties were sold in relatively short times. However, recent developments indicate that the market is becoming more selective and sensitive to factors such as price and property quality.
