Albania, on the data center map - Which cities have the best conditions for digital investments?

As global demand for data centers continues to grow rapidly, Albania is increasingly being seen as a potential destination for data center investments. Key factors are power, connectivity, and land availability.
Cloud technology, artificial intelligence and digital services are significantly increasing the need for data centers in Europe. In this context, Albania is gradually entering the radar, thanks to its geographical position, energy resources and infrastructure development.
According to market analysis, the Tirana-Durres axis remains the strongest area currently for projects of this type. Tirana concentrates the majority of technical staff, IT companies and digital consumption, while Durres offers international access through the port and fiber optic connections, making this corridor ideal for colocation data centers and regional clouds.
The second wave of interest is entering the southwest of the country. Fier and Vlora are considered areas with high potential, due to large industrial areas and developing energy projects. Experts emphasize that, if the energy axis with gas and renewable sources is consolidated, this area could become a destination for campus data centers and energy-intensive projects, including those related to artificial intelligence.
Another city that is attracting attention is Korça. With lower average temperatures and large areas for development, Korça offers a natural advantage for cooling, reducing operating costs. This makes the area interesting for green data centers and backup sites outside the main Tirana-Durres corridor.
Meanwhile, the north of the country, especially the areas near Vau i Dejës, is being seen as an opportunity for hybrid energy models, combining existing hydropower plants with solar projects. These areas are more suitable for pilot projects and data centers with an ESG profile.
Experts emphasize that international giants do not choose cities by name, but according to a clear set of criteria: 24/7 power supply, fast internet connections, land for expansion and low operational risk. In this competition, Tirana and Durrës lead for connectivity, Fier–Vlora for energy and space, while Korça for climate efficiency.
Albania has some real competitive points for data centers. The challenge remains to coordinate investments in energy, network and territorial planning, to turn this potential into concrete projects and to position the country as a digital hub in the region.
