New housing construction costs approved – MEKI: Direct benefits for citizens!
The Ministry of Economy, Culture and Innovation (MEKI) announces that in cooperation with the National Housing Authority, after almost a decade, for the first time since 2016, the Albanian Government has approved new housing construction costs, in line with the current market reality.
MEKI announces that this is a strategic measure that brings direct benefits to Albanian citizens, especially those who benefit from social housing programs.
According to this decision: the average construction cost for 2025 is set at 56,491 lek/m² per usable area, at the republican level; specific construction values have been determined for each city; in the event of a lack of data for a specific city, the values of the nearest city will be used; in the event of price changes according to the integrated construction price manual, the data generated by e-Albania will take precedence over the approved average cost.
MEKI emphasizes that this means for citizens: greater transparency in construction projects; standardization of costs at the local and national level; security for families benefiting from social housing programs; fairer and more efficient planning of public investments in the housing sector.
This instruction enters into force after publication in the Official Gazette and constitutes an important step towards sustainable urban development and the improvement of social housing policies in Albania.
