Which areas lead the demand for rental apartments in Tirana? Investropa study shows where young people and families are moving

According to a recent study by Investropa, it highlights some interesting data regarding the price and demand of the rental market in the capital, where there is also the most demand. According to the study, the average price of a rental apartment varies depending on many factors such as: area, investments, furnishings or even the type of construction.
Another very important factor is the area where Tirana citizens decide to find their apartment. According to the collected data, it turns out that for young professionals, most apartments for rent are in: Bllok, Tirana e Re and Myslym Shyri. In these areas, a small 1+1 or 2+1 apartment is rented for an average of 45,000 to 70,000 lek per month (about 450–700 euros), depending on the furnishings and standard of the building. What attracts young people the most are good connections to public transport, new or reconstructed buildings and the opportunity to have an active social life just a few steps away from home.
Meanwhile, the areas that are most preferred and inhabited by families are: Selita, Kodra e Diellit and Sauku. Rents for apartments in these areas range from 60,000 to 100,000 lekë per month (600–1,000 euros). Families mainly require more spacious layouts, dedicated parking and less noise. Education remains a decisive factor, where especially in Selita there are well-rated public schools and an expanding network of private kindergartens.
Meanwhile, in terms of the areas where the most apartments are rented, they are certainly those that host the highest number of students. According to the study, in addition to the Student City area, Zogu i Zi and Unaza e Re near Astir have a very high number of apartments for rent. It is worth mentioning that these neighborhoods also have good connections to urban transport. In these areas with high demand, a correctly positioned and priced property stays on the market for only 10 to 25 days, while in other parts of the capital the average publication period ranges from 30 to 45 days. Rent in these areas is estimated at around 500 euros, with a maximum price of up to 1000 euros.
