Where are pensioners investing in Albania? Living costs remain low, but the dilemma between renting and buying persists

Albania is becoming one of the countries where foreign retirees choose to live, due to its many amenities and low cost of living. Also, the beauty of the country and its safety remain some of the many factors why more and more European residents are coming to Albania.
But how interested are these retirees in buying real estate? As of early 2026, a comparison of monthly costs of buying and renting in Albania shows that ownership costs around 73,000 to 110,000 lek, while renting a similar one-bedroom apartment costs 63,000 to 97,000 lek. This shows that the monthly difference remains relatively small, making the choice between buying and renting not always clear and dependent on individual preferences.
In practice, this means that many foreign retirees initially choose to rent to get to know the area and lifestyle, before making a final decision to buy. On the other hand, those who are more certain about staying in Albania for the long term, see buying as a more sustainable investment.
According to Investropa’s study, the typical break-even point, where buying becomes cheaper than renting, is usually reached after about five to seven years. After that period, the benefits of capital formation and avoiding constant rent increases tend to make ownership more favorable. However, this is an estimate that can change depending on property prices, interest rates and the development of the real estate market in the country.
The main factors influencing the decision-making of foreign retirees include the security of staying in Albania for a long period, the ability to pay immediately, and the choice of location. In more sought-after areas, such as Tirana, higher prices often make renting a more flexible option, while in smaller or coastal cities, buying may be more attractive.
There are also practical challenges, such as managing the property or communicating in a language that may not be well-spoken. For this reason, the final decision remains a balance between cost, personal plans, and the convenience that each retiree seeks in their new life in Albania.
