In recent years, Tirana has become one of the capitals with high demand for real estate. In addition to Albanian citizens who choose the capital due to the wider job market and educational opportunities, Tirana continues to attract returning Albanian emigrants, as well as foreigners who see Albania as a new destination to live and work.

According to a study published by Investropa, the former Blloku remains the most sought-after area for foreigners investing in real estate. Property prices in this area range from 250 thousand to around 700 thousand euros, reflecting strong demand from professionals and foreigners who want to be in the heart of the city.

Another area that has gained popularity is the Paris Commune, preferred by families and foreigners looking for modern environments at more moderate prices. Apartments in new complexes, equipped with modern facilities, cost from 150 thousand to 300 thousand euros. Also, the Artificial Lake area is one of the most sought after by foreigners who want to buy property in the country.

According to the data, the most represented nationalities in these areas are Americans, Germans, Italians and British, as well as a growing number of digital nomads, attracted by the low cost of living and mild climate that Albania offers.

The rental market is also dynamic. 35% is divided between families, resident foreigners and seasonal renters. Compared to a year ago, the average time a property stays on the market has decreased slightly, reflecting tighter conditions and continued high demand, especially from young professionals and foreigners moving to the capital.
