The real estate market in Southeastern Europe shows significant changes in the prices of one-bedroom apartments per square meter in 2025, based on average prices advertised online. This change provides a clear picture of the economic and commercial dynamics in the region.

Tirana appears with an average price of €1,770/m², ranking behind Pristina (€1,330/m²) and close to Skopje (€1,810/m²). This price places Tirana in the low segment of the regional market, however, there are several aspects that should be highlighted, especially considering the rapid development of the Albanian capital.

Tirana has experienced a construction boom in recent years, with numerous residential and commercial projects and meanwhile, on the other hand, the population is increasingly concentrated in Tirana, an aspect that affects demand.

The cities with the highest prices per square meter are Ljubljana (€5,220/m²) and Zagreb (€3,850/m²). This is not surprising, as Slovenia and Croatia are European Union member states, with more developed economies, higher living standards and greater demand from foreign investors.

Belgrade and Podgorica offer a price of 2,810 euros and 2,400 euros per square meter, according to the data.

Pristina appears to have the lowest average asking price, at €1,330/m². Despite Pristina's development as the capital of Kosovo and increased investment, this price remains significantly lower than other cities in the region, including Tirana and Skopje.

This data was based on average advertised prices online analyzed by Adriatic Advisors, which is a company that provides real estate consulting and specialized engineering in the regions of Southeast Europe.
