Green Coast puts Albania on the map of investors even beyond borders
Albania is increasingly affirming itself on the international tourism and investment map, attracting the attention of global actors. In addition to its natural beauties, the country is pursuing a vision that includes the development of an integrated tourism economy and real estate projects with European standards.
Increasingly, investors from countries beyond the borders are looking for new destinations that combine sustainable tourism with long-term financial returns, and the Green Coast offer has been representing Albania on the Mediterranean map for years. With an investment of 1 billion euros, this project has marked a turning point for the development of real estate in coastal areas, becoming a catalyst for economic development and attracting foreign investors.
A constantly growing market
With over 1.5 km of coastline and 70,000 m² of greenery, conceived by the prestigious architectural studio Emre Arolat, Green Coast has set new standards in a market where demand for beachfront properties is growing significantly. In recent years, 40% of buyers in this project have been non-residents, making it a magnet for international capital and a guarantee of diversification of the investor base, also thanks to the ease of financing for non-residents.
Beyond the tourist season, a new lifestyle model
Unlike traditional resorts that are only open in the summer, Green Coast is significantly extending the season by offering numerous services throughout the year. The proximity to the Llogara tunnel and the soon-to-be-opened Vlora airport are key factors that give the project quick and stable access, making it an accessible destination in every season of the year. This model marks an important change for Albania, which is moving from seasonal tourism to a sustainable economy in the tourism sector, and consequently also in real estate.
Development at a sustainable pace
Since the first phase, completed and habitable since 2019, Green Coast has proven a success story, not only in the concept it has brought by creating an active community and extending the summer season, but also in the significant increase in prices from the moment construction began until now.
The second phase of Green Coast began in 2022 and work has already advanced in all areas, marking steady progress. Lifestyle Center La Vista and the Galeria By TEG shopping center are two very important points of this phase, functional from 2024 where local and international brands operate.
Meanwhile, during the first 6 months of 2025, the Green Coast Hotel MGallery Collection, part of the Accor Group, was successfully inaugurated, the first 5+ star hotel on the Albanian Riviera, which brought a new standard of hospitality and gave the country a seal of credibility on the map of premium destinations.
From success to a new chapter
The pace of sales has been increasing, as a strong indicator of the market's confidence in this project. With the opening of the third phase, the offer has expanded with more typologies, from functional apartments for new investors, to exclusive villas aimed at a clientele with more sophisticated requirements. These requirements are also met with personalized furnishing packages that accelerate the housing process and make the experience easier, further stimulating the interest of the international market.
A closed ecosystem
Beyond architecture, Green Coast is building a true ecosystem of services, with squares and recreational centers that encourage interaction between residents and visitors, such as the Seaside Promenade, Lifestyle Center La Vista and the Galeria By TEG shopping center. The diverse range of services is complemented by public swimming pools, in addition to those of the hotels, a beach with the prestigious “Blue Flag” certification, the first and only in Albania, as well as an integrated services center with a police station, a health center, a fire department, as well as 24/7 security and year-round maintenance of common areas. Through this comprehensive offer, the project approaches the model of “integrated mini-cities” that have already revolutionized markets such as Montenegro, Greece, Spain or Dubai.
Sustainable value growth and return on investment
Green Coast’s financial indicators clearly demonstrate that this project has brought about a sustainable and measurable growth over time, with a total increase in property value reaching up to 3-4 times more compared to the moment when the sale started. Positioned in one of the most beautiful areas of the Albanian Riviera, Green Coast represents a unique investment opportunity that offers the so-called “triple benefits”. These include the personal use of the property as a modern residence and elite resort, profit through a rental program managed by specialized operators and the sustainable increase in property value over time.
The project is conceived as an integrated destination that offers not only contemporary residences and five-star hotels, but also year-round services, the only shopping and lifestyle center on the Albanian Riviera, spaces dedicated to entertainment and relaxation, as well as the organization of various events with well-known names locally and internationally. Through an architecture that respects and responds to nature in an organic way, this project aims to bring innovation where green corridors and terraces are foreseen.
All these elements position Green Coast as an elite destination, turning it into a guaranteed investment opportunity with high and sustainable returns.
