60 square meters cost almost 130 thousand euros! - Skopje is becoming unaffordable. Prices have increased by 29%
Apartment prices in Skopje continue to rise significantly, with the average asking price in advertisements now exceeding 2,150 euros per square meter. This means that a 60 square meter apartment is currently asking around 129,000 euros.
According to data from the “CenaKvadrat” platform, which analyzes active listings on the largest Macedonian sites, the average asking price in Skopje on August 30 was 2,153 euros per square meter. During 2025, average prices were around 1,670 euros, indicating the rapid pace at which the real estate market has changed.
However, there is an important difference: the prices published in the advertisement are not necessarily the ones at which the apartments are actually sold. A landlord may ask for 2,200 euros per square meter, while the final agreement may be reached at a lower price.
Official data from the Cadastral Agency's Price and Rent Register, however, confirm that the prices of realized sales are also increasing. In the second quarter of 2026, the sale of a new apartment was recorded in the Center at a price of 3,360 euros per square meter. The apartment had an area of 50 square meters and was sold for 168 thousand euros.
The National Bank of North Macedonia recorded an annual increase in the apartment price index in Skopje of around 25% at the end of 2025. This shows that the increase in prices is not only a result of the prices published in the advertisements, but part of a broader trend in the market.
At the same time, a paradox is emerging in the market. In the first quarter of this year, the number of apartments sold was 26.4 percent lower than in the previous quarter, while prices continued to rise. This shows that high prices have begun to limit sales, but so far have not created sufficient pressure to lower them. However, Skopje still remains cheaper than Belgrade, Zagreb and several other European capitals.
